A question many brokers ask: "I only facilitate deals. Why do I need registration?"
The answer is straightforward. Under the RERA Act, if you facilitate a property transaction in a RERA-registered project, you're required to be a registered real estate agent.
Who it applies to
If you act as an intermediary in property transactions in any capacity — whether you call yourself a broker, agent, consultant or channel partner — registration applies to you.
It applies to individual brokers, not just large firms.
How to apply
Each state runs its own RERA portal. NCR spans three:
- Haryana (Gurgaon, Faridabad) — haryanarera.gov.in
- Uttar Pradesh (Noida, Greater Noida, Ghaziabad) — up-rera.in
- Delhi — rera.delhi.gov.in
If you work across all three, you need registration in all three. This is the single most common gap among NCR brokers.
Documents generally required: PAN, Aadhaar, address proof, photograph, and incorporation documents if you operate as a firm. Fees and validity vary by state — check your state portal for current requirements.
What happens without it
The RERA Act provides for penalties on unregistered agents. But honestly, the bigger cost is elsewhere.
Large developers now ask for a RERA number during channel partner onboarding. Without registration, you can't join their CP network — which means you're excluded from their launches.
The benefit most brokers miss
Put your RERA registration number on your listings, your visiting card and your property pages.
To a buyer, it's a signal that you're serious. Buyers research before they call, and they can tell the difference between a registered agent and an unregistered one.
That's not compliance. That's marketing.
