A 3BHK in Gurgaon. Six crore. Corner unit, park facing, ready to move.

The broker takes fifteen photos on his phone in the afternoon light, sends them to a buyer on WhatsApp, and waits.

The same week, a comparable flat in Dubai goes to market with a cinematic film — drone approach, slow push through the living room, voiceover, the whole thing. It cost the agent nothing personally. The developer's marketing team produced it.

Both properties are worth six crore. Only one of them looks it.

Rajat Bindal is second-generation. His father has spent over 30 years in Delhi NCR real estate and now advises ReyAI — so this industry isn't something Rajat researched, it's something he grew up in.

Rajat Bindal spent 11+ years in Delhi NCR real estate and construction. Not as an investor, not as an advisor — as the person doing the site visits, chasing owners for the mandate, and sending property photos on WhatsApp at eleven at night.

He is not a technical founder. He cannot write code.

Yeh talent ka farak nahi tha. Budget ka tha.

Marketing one property properly in India costs real money. A videographer is ₹8,000 to ₹25,000 and takes three to seven days. A designer for the brochure is ₹8,000 to ₹40,000. A project webpage runs ₹25,000 upward and takes weeks.

A developer absorbs that. A broker with eight active listings cannot.

So one property gets the full treatment and seven get phone photos. Those seven are not worse properties. They just look worse — and on a phone screen, looking worse is the same as being worse.

AI sabko mila. Usse maangna kaise hai — woh nahi.

The obvious answer is that AI tools are cheap now and available to everyone. That answer is only half true.

Access was democratised. Articulation was not.

Every generative tool assumes the user can describe what they want — in English, written properly, in the structure a model expects. Prompting is a skill. And for a broker in Amritsar, Indore or Coimbatore, it is a skill in a second language.

Darwaza sabke liye khula. Chaabi sirf angrezi mein mili.

So we removed the prompt. We wrote the prompt library ourselves — lakhs of variations — and built a layer on top that reads each uploaded photo, works out what it is, and writes the instruction for the generation model itself.

ReyAI never adds what isn't there. No extra bedroom, no swimming pool that doesn't exist, no amenity nobody mentioned. The buyer will visit the site. If the reel showed something else, the question won't be about the AI — it will be about the broker. Ek baar bharosa gaya, wapas nahi aata.

Ek listing. Ek owner.

Portals sell the same buyer to every broker on their list. Every ReyAI listing routes its enquiries to one owner alone — and when brokers co-broke, the person who sourced the property doesn't get cut out.

Har listing, sirf badi wali nahi.

Presentation quality should not be a function of the property's price. From ₹150 a reel, the eighty lakh flat gets the same treatment as the eight crore villa.

Apni bhasha mein.

Eleven Indian languages, a Hinglish interface, and nothing to type. Technology should not require English as an entry fee.

Listing free hai. Discount nahi.

Portals charge brokers to list, then sell the same buyer enquiry to four or five of them. That is the revenue model — the listing slot, and the enquiry, sold more than once.

ReyAI's product is the marketing kit. Photos in, cinematic video out, plus a brochure and a live page with its own enquiry form. That is what a broker pays for. So the listing costs nothing extra — not a discount, a different business model.

And the enquiry belongs to one broker. We never pass that number to another dealer, because we don't need to.

The listing link also works on any platform. A broker posting it in a WhatsApp group pulls that buyer to himself rather than to a portal. No incumbent can offer that without dismantling their own business model.
